We verified the roof permit (BP-2018-04523) with Hillsborough County, confirming it was installed to code. At just 8 years old, your roof has an estimated 17-22 years of remaining life. We found no signs of damage, leaks, or deterioration. The flashing around your chimney and vents is tight, and your soffit and fascia boards are in great shape.
Your roof is also a hip roof (all four sides slope down), which is the most hurricane-resistant design - it qualifies you for insurance discounts. The roof-to-wall connections use hurricane clips, adding another layer of storm protection.
You shouldn't need to think about your roof for at least 15 more years. It's protecting your home well and saving you money on insurance through wind mitigation credits. The only improvement would be adding Secondary Water Resistance (SWR) when it's eventually time for the next replacement - but that's years away.

Here's some great news: your electrical panel was upgraded in 2014 from an older FPE Stab-Lok panel (which are known for safety issues) to a modern 200-amp Square D panel. This was a smart investment - the new panel is well-organized, properly grounded, and has plenty of capacity for your home's needs.
Your wiring is copper (Romex NM-B), which is the gold standard. All bathrooms, the kitchen, garage, and exterior outlets have GFCI protection (those outlets with the Test/Reset buttons that prevent electrical shock near water). Your bedrooms also have AFCI protection (arc-fault circuit interrupters) that prevent electrical fires. Both are verified and working.
Your electrical system is modern, safe, and up to code. The 2014 upgrade was the single best thing the previous owners did for this home. You have no electrical concerns and should just test your GFCI outlets monthly (press the "Test" button, then "Reset").
Your plumbing is functional and there are no active leaks, but it's the one area where we recommend keeping an eye on things. The original copper supply lines from 2006 are still in use throughout most of the house. In 2020, a partial re-pipe with PEX tubing (a modern, flexible pipe material) was done, which is great - but some of the original copper remains.
Under the master bathroom vanity, we noticed minor green corrosion on some copper fittings. This is normal for 18-year-old copper and isn't an emergency, but it tells us these fittings will need attention within the next few years.
The good news: your water heater is only 5 years old (A.O. Smith 50-gallon electric, installed 2021), it's properly elevated on a stand with a drain pan underneath, and it has plenty of life left.
Within the next 3-5 years, have a licensed plumber complete the PEX re-pipe for the remaining original copper supply lines. This is a planned maintenance item, not an emergency. It will prevent potential leaks and bring your plumbing up to the same modern standard as the 2020 partial re-pipe.
Nothing needs to be done right now. But in the next few years, finishing the re-pipe will give you peace of mind and bring your entire plumbing system up to date. Your water heater is in great shape with about 7-10 years of life remaining.
Your air conditioning and heating system is a 2021 Carrier Infinity heat pump - this is a premium system with a 16 SEER efficiency rating. At only 5 years old, it's practically new by HVAC standards. The system was last serviced in October 2025, and the service records show regular annual maintenance.
The ductwork in your attic is flexible, insulated to R-8, and in good condition. Your smart thermostat (Ecobee) is helping you manage energy costs efficiently. The air handler is clean and the condensate drain line is clear.
Your HVAC system should keep you comfortable for another 10-15 years with regular maintenance. Keep up with annual service appointments and change your filter every 1-3 months. That's all you need to do.
Your home has excellent hurricane protection. Between the hip roof design, hurricane clips, accordion shutters on all openings, and impact-rated garage and entry doors, your property is well-fortified against Florida storms. Based on these features, you may qualify for insurance discounts of up to 45%.
The one upgrade that could improve your protection further: adding Secondary Water Resistance (SWR) - a special underlayment beneath the shingles that prevents water intrusion even if shingles are blown off. This would be done at your next roof replacement, not now.
