Asphalt shingle roof showing significant granule loss across south-facing slope (approx. 40% deterioration). Multiple lifted tabs observed near ridge line. Estimated age 18โ20 years โ well past expected Florida lifespan. Recommend full roof replacement before next hurricane season.
Main electrical panel (200A Federal Pacific Stab-Lok) is a known defective brand. Double-tapped breakers found on circuits #4 and #7. GFCI protection missing in master bathroom. Recommend panel upgrade and GFCI installation.
Active moisture detected at base of guest bathroom toilet (wax ring failure suspected). Water heater (2011 AO Smith, 50 gal) showing corrosion at bottom connections and T&P valve discharge pipe not properly routed. Polybutylene supply lines present in attic space.
Trane XR14 split system (2019, 3-ton) operating within normal parameters. Filter is overdue for replacement (recommend monthly in FL climate). Condensate drain line clear. Ductwork insulation intact in accessible areas. System has 5+ years remaining useful life.
Diagonal stress crack observed in CBS exterior wall on east elevation (approx. 3 ft length). Hairline settlement cracks at multiple window corners. Garage slab showing 1/4" separation from main foundation. Recommend structural engineer evaluation for wall crack.
Stucco delamination along north-facing wall (approx. 6 sq ft area). Soffit venting obstructed by wasp nests at rear lanai. Pool screen enclosure has torn panels (3 of 12). Landscape grading directs water toward foundation on south side โ recommend re-grading.
No smoke detectors found in any bedroom (FL Building Code requires hardwired interconnected units). Carbon monoxide detector missing near garage entry. Bathroom exhaust fan in hall bath is non-functional. Recommend immediate installation of smoke/CO detectors.
Tile flooring in good condition throughout main living areas. Minor drywall nail pops in hallway ceiling (cosmetic). Kitchen cabinets functional with soft-close hardware. Sliding glass door to lanai tracks need cleaning/lubrication. Overall interior in above-average condition for age of home.
